ULLATHORNS FARM BED AND BREAKFAST

ACCESS STATEMENT

Ullathorns is situated three quarters of a mile off the A683 mid way between Sedbergh and Kirkby Lonsdale. Oxenholme Railway Station is approximately ten miles away.  There are local taxi firms.

There is a well lit large parking area for about six cars.  There is also parking for trailers or boats as you enter the farm yard.   The parking area is gravel and from there to access the property there are two steps and then a further two steps to enter the entrance hall.  We are able to offer a building for safe storage of bike and motorbikes.From the entrance hall into the visitors lounge, there is a small step.  The visitors lounge is also the breakfast room.  In this room, there is a wood burning stove, a three seater settee, two easy chairs, coffee table, television and individual breakfast tables.  The flooring is carpet.

From the hallway adjacent to the lounge the stairs can be accessed, there are eleven steps, up to  a small landing, where there are two chairs and then a further four steps to the first floor.  The stairs has a hand rail and the flooring is carpet. 

Bedroom 1 –  its window has good southerly views,  The bedroom contains a double bed, two bedside cabinets, a knee hole desk and a wardrobe, all the furniture is pine, the room is carpeted.  The en suite bathroom has a vinyl floor.

Bedroom 2 – has two windows, one southerly and one westerly.  The bedroom contains a double bed and two single beds, three bedside cabinets, a knee hole desk and a wardrobe, all the furniture is pine and the room and en  suite bathroom are carpeted.

Both bedrooms have their own key and a key for the front door. There are kettles, hot water bottles, extra blankets, heating and cooling fans, radio alarm clocks, hair dryers and televisions in each room.

We have a list of out of hours telephone numbers for emergencies and would offer assistance in the night should an emergency occur.

Assistance will be willingly given if within our capabilities.  Assistance with luggage is always offered.Smoke alarms are fitted throughout the property and are wired into the electricity supply, with a battery back up.
